How to Use the Closing Costs Calculator
Buying property in Jamaica comes with more upfront costs than just the purchase price. This calculator helps you estimate every fee so there are no surprises at closing.
Step 1 โ Enter the Property Price Type in the agreed sale price of the property in Jamaican dollars.
Step 2 โ Set Your Deposit Enter the deposit percentage required (typically 10โ20% of the purchase price).
Step 3 โ Review the Pre-filled Fees The calculator is pre-loaded with standard Jamaican closing costs โ including stamp duty, transfer tax, attorney fees, and registration fees. These are already split correctly between buyer and vendor where applicable.
Step 4 โ Adjust Any Fees Every field is editable. If your attorney has quoted a different rate, or your agreement specifies different terms, simply update the figures to match.
Step 5 โ Add Mortgage Fees (if applicable) If you are financing the purchase, tick the Include Mortgage Fees checkbox. Enter your loan amount and the calculator will factor in the bank’s processing fee, mortgage stamp duty, registration fee, and the bank’s attorney fee for preparing the mortgage deed.
Step 6 โ Review Your Breakdown The right panel updates instantly, showing a line-by-line breakdown of every cost and your total amount needed at closing.
โ ๏ธ The figures shown are estimates. Always confirm exact costs with your attorney and lender before completing your purchase.
