Mortgage Preapproval Process in Jamaica - What you need to know

Do you want to get pre-approved for a mortgage in Jamaica? If you are looking for a new home and want the process to be as smooth as possible, then you will need to get pre-qualified or pre-approved for a loan.

Pre-qualification is the first step of getting approved for a mortgage. It lets your loan officer know your financial situation so they can see whether or not they are capable of providing you with the type of mortgage that you are looking for.

Pre-approval, on the other hand, is when you have been approved by your lender and are ready to start purchasing your new home. With this approval, it is much easier to find properties because lenders take security more seriously.

The process of mortgage pre-approval has become a more streamlined process, thanks to the advancement in technology systems put in place to make it more friendly to the home buyer. The National Housing Trust (NHT) lists the following steps to get pre-qualified and pre-approved.

 

  1. Call or visit your nearest NHT office determine your affordability.

  2. Identify the property that you intend to purchase or build on.

  3. Gather all of the documents needed.

  4. Take all the documents to the NHT Customer Service Department (or Mortgage Information Department).

    • No appointment is required for this step

    • There is no cost attached to the step

    • At the end of this visit you should obtain an Eligibility Letter

  5. Prepare all the required prequalification documents outlined in the Loans Checklist.

  6. Contact the NHT to set an appointment for a Prequalification Interview

  7. Attend a Prequalification Interview, taking with you all the required prequalification documents.

    • There is no cost attached to the step

    • All issues that need to be discussed/resolved will be addressed during this interview (E.g. Structural Engineer's Report, Valuator's Letter, etc.)

    • You will be contacted within 5 working days with a Loan Interview date following the prequalification interview

  8. Attend a Loan Interview at the New Loans Department.

    • There is no cost attached to the step

    • At the end of this interview you should obtain a Letter of Committment.

  9. Your loan will then be processed and you will be contacted you once processing is complete.

  10. If you are accessing a Build on Own Land Loan then you will be contacted by the Project Appraisal and Management Department.

    • An interview will be scheduled

    • The process will be explained to you

    • A contract will be signed and a Project Officer assigned to you

If you are ready purchase your new home, then contact the NHT or other lending institution to discover what you can afford. Getting preapproved for a mortgage will save you time and money in the long run.
